Department where you got your list and how you choose to order it, organize the data can be relatively simple or something complicated.

Let me explain.

Why is the source of your list important

When you download your list of a data service, you will get a Well organized product Just outside the box.

Alternatively, when Get your list directly from the county, the information will be very updated. Are the most current data you can obtain, such as You are obtaining it directly from the source. And for what we are trying to do, the current and precise data are Crucial.

The disadvantage of buying your list directly from the county is that you will always have to pay a higher price. Even more annoying is that some county lists can reach some Wildly strange formats That require much more time and mental energy to classify.

Where I get my lists

When I started, I come all my lists directly from the County (specifically, the list of County Delivents Taxes). These lists were excellent because they threw a great response rate, but there were times when I spent most of a Whole day Organization of a single list of counties (which was removed a lot of persuasia).

In their raw state, some county lists can be a Total disorder. On the other hand, when you know that the information is precise and will get a great answer, it can absolutely It is worth the time and extra money to buy and classify the thesis lists.

If you got your list of a data service such as The Terrestrial Portal Or something similar, the classification process is not complicated. As you will see in the video next, most data services are designed with marketing specialists in mind, which is excellent for you and me!

Keep in mind What are you using CRM strides or a similar platform, you do not necessarily need to eliminate everything The data that are not necessary for your marketing campaign (whether direct mail, text messages, cold calls or not).

Suppose you perform the movements of omitting the monitoring of your list and has the phone numbers of each owner. In that case, you canMort all your list in its CRM in advancethat will save you a lot of time in the future, because all owners, owners and property details will already be in their CRM before they call again.

Is it necessary to organize your list?

Until we organize the information on this spreadsheet, we can load our list in our preferred email service and process with the sending of our email, text messages, cold calls to each potential client or not.

Fortunately, This is really just a elimination process. It is about eliminating all columns (vertical cells) and rows (horizontal cells) that are redundant or irrelevant in their list.

Ultimately, the objective of classifying each list is to organize all these postal addresses in five columns:

  • Name
  • Street Address
  • City
  • State
  • Zip code
  • Telephone number (s) – If necessary
  • Email (s) – if necessary

Since all this information already lives somewhere within this mass spreadsheet, it is just a matter of obtaining the correct data in the correct columns and deleting the data that there’s no need Or (if you are using a CRM), mapping the appropriate fields and load your entire list in your CRM.

Make a list: things to take into account

Before moving on to the next step of the marketing process, and by deciding which recipients and information eliminate from your list, there are some things that you want to take into account.

1. Do not send the mail to the properties occupied by the owner.

For obvious reasons, people are much less likely to sell their Main residence (The roof on your heads) for cents in the dollar. We are looking for people who have properties that are selfless in and/or cannot afford to maintain. Given this, I suggest deleting any property occupied by the owner (where the postal address and the Directorate of Property coincide) From your list.

2. Do not send mail to banks or large financial institutions.

It is very unlikely that I once do business directly with a mass corporation such as JP Morgan Chase Bank, Wells Fargo or Bank of America. Provided that I see a property owner who No It looks like an individual owner or a small business on my list, I always eliminate those recipients from my list.

3. Do not send duplicate emails to the same owner.

You will almost always find certain owners (and addresses) that appear several times on your list. Use the classification function to put your recipients in alphabetical order (explained in the video above) to easily identify them and eliminate duplicates. There is no reason to send 20 postcards to a recipient Just because they have 20 properties. Be intelligent about it.

Note: If you intentionally try to find the owners that owners multiple properties (‘portfolio owners’), take a note in their spreadsheet or what owners have a larger wallet, so that they can make their manufacture in all of them.

4. Eliminate any address that Do not make sense.

Usually, addresses will find that they are not correctly formatted, there are lack of information or completely. If you send an unnoticed mail to these addresses, they will be quickly returned to your mailbox. This is your opportunity to eliminate these tickets before waste money on them.

Missing information on the listMissing information on the list

Most mail services have safeguards to help you catch and eliminate these non -deliverable addresses before the mail goes out. However, to be sure, it is a good practice to eliminate these owners from their duration at this stage.

5. Remove the properties with a high fiscal balance.

If you are classifying a list of criminal taxes (this information won the most aviated data services), the list will probably include The subsequent quotas or the fiscal amounts currently oed for each property. This can be quite useful information because if a property has a giant criminal tax invoice (that is, it could easily eat its entire profit margin), this is an automatic offers murderer for that property. It makes no sense to contact them first, since it does not matter how to cut it, You won’t make money. If you see any property with a ridiculously high fiscal balance, it is a good idea to eliminate these recipients from the beginning.

6. Eliminate properties with a market value that does not meet its criteria.

Like the criminal fiscal balance, many lists will also include the evaluated value of each property and/or market value (which is rarely the most precise measure of the value of a property, but it is still worth pointing). Why does this help? Because you are only looking for properties that are worth, for example, $ 5,000- $ 10,000, you can use this information for Eliminate any property that does not adjust within this box.

If you see a property with a value of $ 500,000 or a market value or $ 1,000,000-Get rid of him! Why waste your time and money by sending them email if you don’t want (or cannot pay) the properties in this price range?

Take your time building a list

The previous instructional video goes through this process quite fast (because I have done this many, many times) if this is the first time you classify a list, take your time. Go slow and familiarize yourself with the process. It is important to avoid errors, especially if this is the first time.

When your list is well organized, you will get a A lot A better response and a better rate will give you a stronger sensation of trust and motivation to continue pressing forward and get your first (or next) treatment in the bag!
